Barndominium Builders in Chelan County, Washington
Chelan County climbs from Columbia River orchards and the Wenatchee valley floor to the Entiat, Lake Chelan and Leavenworth country and the high Cascades, so every barndominium here gets designed around elevation, slope and water before the floor plan. Unincorporated parcels go through Chelan County Community Development, which issues building permits, enforces the flood rules and writes the zoning; Wenatchee, Leavenworth, Chelan and the other cities issue their own. Rural zones carry their density in the name, from one home per 2.5 acres to one per 20. Our crews work throughout the county. If you plan to raise the frame yourself, barndominium kits give you the steel or timber package and the drawings; if a slope or a narrow parcel makes the layout tricky, a custom plan works the equipment bay and loft around it; and site preparation handles the cut, the pad and the access road on raw ground. A pole barn home or a steel shell both hold up here, provided the frame is sized for the parcel, because above 950 feet the county reads the ground snow load off its GIS map. Share the parcel number and we will look up the zone, the snow figure, the mitigation question and the septic route.

Barndominium Builders Near Chelan County
From a turnkey build to a shell you finish yourself, the work starts with the parcel: the access, the building pad, the route to sewer or septic, and the water source. The parcel decides the budget more than the floor area does, so each option is priced against your land rather than a rate card.

Barndominium Kits and Pole Barn Homes in Chelan County
A kit suits an owner who wants to raise the shell with their own crew. A pole barn home sets its frame on posts and trusses (the engineering term is post-frame construction) and suits a wide, simple layout with a shop bay under the same roof; a metal building home uses a bolted steel frame. Which one fits your parcel comes down to the zoning, the site and the design values the local building office publishes, covered below.

Rural density follows the county's Growth Management Act plan, and Title 11 of the county code sets it out by zone: Rural Residential/Resource districts at one dwelling unit per 20, 10, 5 and 2.5 acres (RR20, RR10, RR5, RR2.5), plus Rural Waterfront, Rural Village and commercial agricultural and forest lands. Overlay districts add rules for wetlands, habitat, floodplains and geologic hazards.

Chelan-Douglas Health District
The Chelan-Douglas Health District runs the on-site septic program for the county: it issues the permit, inspects the finished installation and handles complaints, and anyone doing septic work in the county must hold a district license. The district's permit instructions cover twelve separate septic permit types.

Chelan County Natural Resources Department (Water Mitigation Program)
Since April 1, 2021, a building permit that needs a new water use in the Lake Chelan, Entiat River or Wenatchee River basins goes through the county's Water Mitigation Program (county code chapter 13.30), the county's water availability determination that water is both physically and legally available. The owner applies before the building permit, paying an administration fee and a per-dwelling mitigation fee, currently zero in some locations.

- Ground snow load by elevation
- Chelan County's design criteria set a default ground snow load of 57 psf for areas at or below 950 feet. Above 950 feet, the load comes from the county GIS map: the parcel's elevation is multiplied by the factor on the nearest snow load isoline, so a 1,200-foot parcel on a 0.0525 isoline carries 63 psf. The sheet lists a 24-inch frost line.
- Former orchard soils
- A 2021 Chelan County pilot project on a 20-lot subdivision built on historical orchard ground near Manson documented cleanup of legacy lead arsenate pesticide in the soil, after the Department of Ecology flagged it during environmental review. Lots were remediated before occupancy permits, using soil caps, mixing or excavation.

Building on land near Chelan County
Start with the elevation and the basin. A parcel above 950 feet needs its snow load taken from the county map, and one in the Lake Chelan, Entiat or Wenatchee drainages needs a water mitigation certificate before the building permit goes in. Then read the zone: RR20 and RR10 ground is for a house on real acreage, while commercial agricultural land carries a ten-acre minimum lot. Old orchard ground can hold lead and arsenic from historical spraying, so ask about soil sampling before you settle on a pad. Slopes, streams and floodplains bring overlay rules of their own. For city lots on sewer and public water, see our Wenatchee page, and across the Columbia, Douglas County.
