Barndominium Floor Plans in Washington State
Barndominium plans for Washington State, two ways: by footprint, if you already know roughly what size you want, or by feature, if a porch, a loft or a shop is what is driving the decision. Custom or stock barndominium floor plans?
A stock plan is a layout drawn once and sold many times. A custom plan is drawn around your program and your parcel. Both end up in the same place in Washington State: a permit set reviewed for one specific site by the city or county building department.
Stock plans
Quick to choose and easy to picture, and a good way to settle the room list. But a stock plan is drawn for no particular site. Washington's residential code leaves the snow, wind, seismic and frost criteria to the local jurisdiction's own Table R301.2, the state energy code is a separate rule with its own envelope and efficiency-credit requirements, every bedroom needs an escape opening, and the septic design flow is counted by bedroom. Expect to adapt it.
Custom plans
Drawn to your program and your land: which way the view and the weather come from, where the ground slopes, how big the shop bays are, whether a deep covered porch keeps the rain off the doors on the west side or shades the afternoon sun east of the Cascades. Most owners land in between: start from one of the plans below, then change it until it fits the parcel. Whichever route you take, the land comes first. Under RCW 19.27.097 a building permit for a house needs evidence of an adequate water supply, such as a letter from a water purveyor, a water right or, in many areas, a well report, and in listed river basins that evidence must meet a specific streamflow rule. West side or east side: the plan changes with the Cascades
West of the Cascades
Long wet seasons, so plans earn their keep with deep roof overhangs, covered entries and a real mudroom, a moisture strategy for a steel or pole barn shell, and bracing for the seismic design category the building department assigns to the site. Lots near the cities are small; the acreage sits in the county ring around them.
East of the Cascades
Colder winters, hotter summers and far more acreage, so plans grow shops and equipment bays, roofs are drawn for the snow load the county sets, porches shade the west wall, and the ground around the house is planned as defensible space where wildfire is the local risk.
