Barndominium Builders in Clallam County, Washington
Clallam County stretches across the north of the Olympic Peninsula, from the farmland and prairies around Sequim and Carlsborg west past Port Angeles to Forks, La Push and Neah Bay on the Pacific side. Rural parcels of five acres or so are common outside the towns, and they suit a barndominium well: a pole barn home with a hay loft or tractor bay, or a steel building with a heated shop beside the living space. Clallam County's Department of Community Development issues building permits for unincorporated land, the county's environmental health program handles the septic permit and the proof of potable water, and in the Dungeness watershed around Sequim the Dungeness Water Rule adds a mitigation step for a new well. Conditions change a lot from east to west, with higher wind speeds and roof snow minimums toward the coast, so a design that suits Sequim may need changes for Forks. We supply barndominium kits to owners who want to frame the building themselves and build complete homes for those who do not, beginning with site preparation and a custom plan that sets the house, drainfield and well on the parcel. Tell us where the land is, and we will map out the zone, the water path and the design loads for that location.

Barndominium Builders Near Clallam County
From a turnkey build to a shell you finish yourself, the work starts with the parcel: the access, the building pad, the route to sewer or septic, and the water source. The parcel decides the budget more than the floor area does, so each option is priced against your land rather than a rate card.

Barndominium Kits and Pole Barn Homes in Clallam County
A kit suits an owner who wants to raise the shell with their own crew. A pole barn home sets its frame on posts and trusses (the engineering term is post-frame construction) and suits a wide, simple layout with a shop bay under the same roof; a metal building home uses a bolted steel frame. Which one fits your parcel comes down to the zoning, the site and the design values the local building office publishes, covered below.

Building a Barndominium in Clallam County: Permits, Zoning, Septic and Water
On rural land the zoning, septic and water answers often come before the building answer. Here is who decides each part in Clallam County, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.
Clallam County Department of Community Development (Building Division)
For unincorporated land, building permits are issued by the Department of Community Development, and every building application now goes through the county's online portal. The Building Division notes that the 2021 building and energy codes have been in effect since March 15, 2024. Port Angeles, Sequim and Forks issue permits inside their own city limits.

Clallam County Department of Community Development (Title 33 zoning)
The Growth Management Act has each county set its own rural densities in the comprehensive plan, carried into zoning. In the county's Rural Low (R5) zone, the maximum is one home for every 4.8 acres, so a vacant 9.6-acre R5 parcel has room for two, according to the 2025 land capacity analysis prepared for the plan update. Other rural zones are denser or sparser.

Clallam County Health and Human Services, Environmental Health (On-site Program)
A licensed septic designer schedules the soil and site evaluation with county Environmental Health, then submits the plans and permit application. New systems must set aside a reserve area the same size as the first drainfield. A new construction permit is valid for three years, and a licensed installer, or a qualifying owner-resident, installs it.

Clallam County Environmental Health (proof of potable water)
Most building permits in the county require proof of potable water through a Water Availability application: a letter from a public water system, or for an existing well a plot plan, pump test if the well is over ten years old, and recent bacteria and nitrate results. A new well needs a well site verification before drilling.

- Dungeness Water Rule (WRIA 18)
- Ecology's Dungeness rule covers the Dungeness River watershed part of WRIA 18, from the Morse-Bagley divide east to the WRIA boundary, and requires mitigation for new groundwater withdrawals, permit-exempt wells included. Since it took effect in January 2013, people building new homes have bought mitigation certificates from the Dungeness Water Exchange.
- Wind and snow by area
- Clallam County's design standards list wind speeds of 110 mph around Sequim and Port Angeles, 120 mph at Pillar Point, Clallam Bay, Beaver and Forks, and 130 mph at La Push and Neah Bay. Roof snow load may not drop below 30 psf in Beaver, Forks or Neah Bay or 25 psf elsewhere, and above 600 feet it is the elevation times 0.04.

Building on land near Clallam County
Pin down three things on rural Clallam land: the zone, the water and the soils. The zone sets how many homes the parcel can carry, from roughly one per 4.8 acres in Rural Low up or down in other zones. Water depends on location: near Sequim, a new well needs Dungeness mitigation proven to the County before the permit, while elsewhere the county's proof of potable water review applies. Soils decide the septic design and where the reserve area goes. Elevation matters too, since sites above 600 feet carry higher snow loads, and parcels within 600 feet of the marine shoreline are treated as the most exposed to wind. For a city lot with sewer, see Port Angeles.
